FULL MANAGEMENT SERVICE – 8% plus VAT

This comprehensive service includes the following:

• Providing a rental valuation of the property and providing advice on rental compliance relating to the proposed property

• Advertising your property

• Conducting accompanied viewings

• Finding and securing a tenant(s)

• Completing reference checks on the tenant(s)/document gathering

• Preparation of Tenancy Agreements

• Preparation of a checklist/inventory

• Periodic property inspections

• Organising utility changeovers from landlord to tenant including meter readings

• Moving a tenant in and out of your property (“check in and check out”)

• Maintenance of your property using - either our team of contractors, or your nominated ones (to include all mandatory safety inspections and certificates where required)

• Rent collection for the tenancy duration

• Provide monthly invoices to the landlord with breakdown of fees and any maintenance expenses

• Payment of rent into your account (minus our fees and/or any maintenance fees)

• Collection of a deposit and transferring the deposit directly to our nominated scheme (up to 5 weeks rent)

• Distribution of the deposit at the end of the tenancy and dealing with an end of tenancy disputes
