FULL MANAGEMENT SERVICE – 8% plus VAT
This comprehensive service includes the following:
- Providing a rental valuation of the property and providing advice on rental compliance relating to the proposed property
- Advertising your property
- Conducting accompanied viewings
- Finding and securing a tenant(s)
- Completing reference checks on the tenant(s)/document gathering
- Preparation of Tenancy Agreements
- Preparation of a checklist/inventory
- Periodic property inspections
- Organising utility changeovers from landlord to tenant including meter readings
- Moving a tenant in and out of your property (“check in and check out”)
- Maintenance of your property using - either our team of contractors, or your nominated ones (to include all mandatory safety inspections and certificates where required)
- Rent collection for the tenancy duration
- Provide monthly invoices to the landlord with breakdown of fees and any maintenance expenses
- Payment of rent into your account (minus our fees and/or any maintenance fees)
- Collection of a deposit and transferring the deposit directly to our nominated scheme (up to 5 weeks rent)
- Distribution of the deposit at the end of the tenancy and dealing with an end of tenancy disputes
